Deltona has some of the most inexpensive homes in Central Florida making it a wonderful option for first time homebuyers, retirees, investors, or those looking to get more house for their money. As of 2022, the average sale price for a turnkey, 4-bedroom 2-bathroom home with over 1,500 square feet of living space on a generous quarter acre lot in Deltona is around $350,00. A similar home in Orlando would cost an extra $150 to $200,000. Let’s say you would prefer a pool home, then an additional $100,000 would get you that in Deltona; however, in Orlando, that number jumps exponentially to an additional $200,000. It’s no surprise that people want to relocate to Deltona, and here are 10 reasons to purchase your home in Deltona.

2. Appreciation

Although Deltona is not a highly sought-after area and the home prices seem low, don’t not be fooled. Deltona’s property value has been steadily increasing over the past 5 years. Since 2017, the average 3-bedroom 2-bathroom home has seen a 100% appreciation! Homes that sold for $150,000 in 2017, are now being sold for $300,000 in our current market.

3. Little to No HOA

Another reason people flock to Deltona, is that most of the communities do not require HOA or CDD. This is one of the key factors that maintains the affordability of living in Deltona and what makes it perfect for first time homebuyers, investors, and retirees. This too, is what attracts RV owners, boat owners, off roaders and small business owners to the area, because they don’t have to deal with the hassle of abiding by HOA guidelines that restrict how they are able to use their home or yard.

4. Larger Yard Space

Another wonderful perk of living in Deltona is the massive lots that the homes sit on. You would be amazed at some of the things people have done to personalize their yards. If you have children, pets, a boat or an RV, Deltona offers plenty of space to accommodate them.

5. Mainly Residential, Small-Town Feel

One of the positives of living in Deltona is that it has a small-town feel. The city is comprised mainly of single-family homes. There are no high-rise buildings, shopping malls, or bustling metropolitan spaces. Believe it or not, Deltona doesn’t even have a Target! The city has small plazas or shopping centers that provide the locals with their basic needs with several Publix supermarkets and Walmarts. There is a Winn Dixie, a few Dollar General, as well as Dollar Tree. You can find plenty of gas stations like Circle K, Wawa and Racetrac. As for beautification, barber shops, nail and hair salon are close. For Healthcare there is Florida Hospital Emergency Care, Halifax Medical Center, several private practices and dental facilities including pediatric dental care. Deltona even has a huge Lowe’s Home Improvement Store. There are no fine dining restaurants but there are lot of fast-food restaurants and diners offering up a variety of foods from burgers to pizza to Caribbean and Latin cuisine. There are even several cafes. Deltona does have a few banks and tons of ATM machines throughout the city. So, the locals do not have to leave Deltona for their basic needs.

6. Proximity to Orlando and major Cities

The second biggest reason people move to Deltona is its location. Given the high concentration of single-family homes to business, many people believe that Deltona is a suburb, but it isn’t. Deltona is a commuter town, which means that most of the people who reside in Deltona travel to other cities for work. Because of its central location, Deltona residents get the best of both worlds, low cost of living without compromising quality of life. Deltona is 30 minutes north of Orlando, 45 minutes north of Disney, 34 minutes south of Daytona Beach and Port Orange, 20 minutes from Sanford, and 13 minutes from Orange City. Another plus is that they are close enough to the beach to enjoy it, but far enough so that storm surges and flooding caused by hurricanes isn’t a problem. In fact, Deltona is only a measly 35-minute drive from New Smyrna Beach. In essence, a Deltona resident can get to any point of importance in under an hour of commute pending traffic.

7. Inexpensive access to Volusia County Beaches

Deltona is in Volusia County, which boasts over 45 miles of pristine Atlantic Ocean white sandy beaches. Among a myriad reason to live in Volusia County, the beaches are at the top of the list. Deltona residents can access this glorious coastline year-round at a steep discount by purchasing a Resident Annual Beach Pass. At the time of this post, it costs Volusia County residents just $25 to enjoy the beaches for an entire year, meanwhile, visitors from other counties, states or countries would have to pay that amount for a one-day pass. If you are a resident of Volusia County, you may purchase your renewable Volusia County beach and park passes here. You will need to have a valid State ID with your address to prove that you are a Volusia County Resident.

8. Virtually No Traffic

If you hate traffic, then Deltona is for you, because unless you’re stuck in a carpool line at school pick up or on Doyle Road heading towards I4 during rush hour, you will never see traffic backed up in Deltona. Even on the main streets like Howland Blvd., Deltona Blvd., Fort Smith Blvd. or Normandy Blvd. you will never experience bumper to bumper traffic. As a matter of fact, one of the advantages of living in Deltona is that you can get anywhere in the city within 15 to 20 minutes.

9. Great for Nature Lovers

Although Deltona has seen its fair share of development over the past few years. The mayor is intent on keeping the living affordable and the spaces green. Deltona is home to several parks dedicated primarily as nature experience-based parks, with minimum manmade impact: minimal impact parking and trails, natural or manmade water features; educational/historical and nature themed signage; striving toward ADA compliance. Over the past few years, Deltona city officials have focused on the development of nature themed parks, and an extensive trail and bicycle system to access these resources. Some of the most popular nature trails in Deltona are the Three Island Nature Park, Audubon Park, and Green Springs Park.

10. Little to No Tourists

Another reason to purchase a home in Deltona is that it does not attract tourists. Thanks to Deltona’s location, it doesn’t make an ideal vacation destination. It isn’t close enough to the beach or Disney to attract tourist. This means that the traffic and noise level remain consistent all year. Its location also makes it less attractive to short term rentals like Airbnb, so that is also a plus of living in Deltona.
